What We're Looking For

Legal Merchant is committed to connecting our conveyancing clients with the best qualified, most experienced surveyors in their local area. To join our surveyor panel, you will need to meet our standards:

RICS Qualification
You must be a Chartered Surveyor (MRICS or FRICS) or an AssocRICS member currently working towards full chartership, regulated by RICS.
Professional Indemnity Insurance
You must hold adequate professional indemnity insurance (PII) as required by RICS. We will ask for evidence of your PII at application.
Residential Survey Experience
Applicants should have a minimum of two years' experience conducting residential property surveys and valuations.
Turnaround Commitment
Panel members commit to delivering survey reports within agreed timescales — typically 5 working days from inspection — and to maintaining consistently high quality.
Geographic Coverage
You should be able to cover a defined geographic area. We are particularly looking for panel members in areas where we have unmet client demand.

Survey Products We Instruct

Our panel surveyors provide the full range of RICS residential survey products, including:

  • RICS Level 1 Survey (Condition Report) — basic overview for newer, conventional properties
  • RICS Level 2 Survey (HomeBuyer Report) — the most commonly instructed survey for standard properties
  • RICS Level 3 Survey (Building Survey) — comprehensive survey for older, larger, or non-standard properties
  • Valuation Reports — for probate, matrimonial, or lending purposes
  • Lease Extension Valuations — specialist valuations for statutory lease extension purposes
